Is a Return to Normality on the Horizon?

Without beating a dead horse, we all know that the last two months have been challenging for all. With the government now appearing to look to ease lockdown measures over the next month, will things go back to normal?

How the Heaton Group Reacted

Funnily enough – COVID-19 had minimal impact to The Heaton Group, our contractors continued to work, able to practice social distancing on-site and to work in shifts with the extended daylight providing a great way of working longer hours to ensure that we stay on and ahead of schedule. During the period, we have also secured new sites for building to commence in the next few months, achieved planning permission for current locations and continued as usual with our sales and marketing. Our finance team has been working hard to ensure that contractors are paid and that deliveries occurred on time to keep developments operating as usual.

We will be writing a report as a result of our continued success during this period, as a business, we have proven we have a sustainable business model that can operate and grow in the most challenging of times, on a global scale.

The Property Market Could Boom

If the last week is anything to go by, the interest in our properties has increased considerably. The end being in sight of this pandemic for many countries around the world has resulted in a galvanization of the market. We have been making sales as usual across our portfolio, but enquiries over the last week have doubled. If this were to continue, we would have everything sold out very shortly!

Property has always been a versatile and robust market to be involved with. Investors now understand that more than ever as property prices have not crashed like some predicted, somewhat stalled in growth. We expect this to almost explode in the months of June and July because of the resuming of the property industry.

Tenants will be Moving into Stone Cross House

During COVID, we released Johnsons Square for tenants to move in – this was completed and is now fully tenanted. We are also looking to move tenants into Stone Cross House by 1st June. Continuing to adhere to social distancing guidelines, our lettings team are now taking viewings of these high-end apartments. They are the best apartments available in the centre of Bolton, with Stone Cross House part of the town centre regeneration scheme. As Bolton is easily commutable to Manchester, we have had an influx of enquiries from young professionals looking to rent in an affordable area, mainly due to Manchester having high rental rates due to rising property prices.

Identifying that Manchester city centre is becoming somewhat flooded with high costing property, we have picked areas around such as Stretford to continue our historied approach of redeveloping properties within commutable distances of popular cities, while providing high specification builds and high yields to investors.
